Radon is a cancer-causing, radioactive gas. You can’t see radon you can’t smell it or taste it. But it may be a problem in your home. Radon is estimated to cause many thousands of deaths each year. That’s because when you breathe air containing radon, you can get lung cancer. In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. Only smoking causes more lung cancer deaths. If you smoke and your home has high radon levels, your risk of lung cancer is especially high. Radon comes from the natural radioactive breakdown of uranium in soil rock and gets into the air you breathe. Radon can be found all over the U.S. It can get into any type of building, homes, offices, and schools and result in a high indoor radon level. But you and your family are most likely to get your greatest exposure at home, where you spend most of your time.
Testing is the only way to know if you and your family are at risk from radon. The EPA and the Surgeon General recommend testing all homes for radon. Millions of Americans have already tested their homes for radon. You can fix a radon problem. Radon reduction systems work and they are not too costly. Some radon reduction systems can reduce radon levels in your home by up to 99%. Even very high levels can be reduced to acceptable levels.
Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. Your home traps radon inside, where it can build up. Any home may have a radon problem. This means new and old homes, well sealed and drafty homes, and homes with or without basements.
Radon gets in through:
It’s not hard to find out if you have a radon problem in your home. All you need to do is have your home tested for radon. The amount of radon in the air is measured in “picocuries per liter of air,” or “pCi/L”. If you are buying or selling a home, you should hire a qualified tester.
The EPA recommends you test your home for radon, it’s easy and inexpensive. The EPA’s action level to fix your home is 4 picocuries per liter (pCi/L) or higher. Radon levels less than 4 pCi/L still pose a health risk, and in many cases may be reduced.
Radon gas decays into radioactive particles that can get trapped in your lungs when you breathe. As they break down further, these particles release small bursts of energy. This can damage lung tissue and lead to lung cancer over the course of your lifetime. Not everyone exposed to elevated levels of radon will develop lung cancer. And the amount of time between exposure and the onset of the disease may be many years. Like other environmental pollutants, there is some uncertainty about the magnitude of radon health risks. However, we know more about radon risks than risks from most other cancer-causing substances. This is because estimates of radon risks are based on studies of cancer in humans (underground miners). Your chances of getting lung cancer from radon depend mostly on how much radon is in your home the amount of time you spend in your home.

We do not perform treatments and therefore have no vested interest in recommending treatments. You can be assured of unbiased and fair reporting
A Pre–Purchase home inspection before you sign an agreement to buy a home can save you time, money, and peace of mind in knowing:
Our visual process takes into consideration all of the items typically used with a home, tested and/or operated to verify proper operation or installation, reporting where you may want to either have repaired before purchase, or repaired right after purchase.
This inspection includes basics like doors and windows opening and closing, roofing materials inspected for problems and weather wear or aging, air conditioning and heating systems function properly.
We fill sinks and tub(s), run shower(s), and flush the toilets. Then provide you an extensive report that can be distributed to whomever you like.
An inspection of your existing home can help you sell it easier and faster, and more profitably by addressing any issues on the front end, rather than in the negotiation process.
There are many benefits to having your home inspected before listing.
With a pre-listing inspection your home could sell faster and for more money without any renegotiations because results of the inspection will be presented ahead of time. Your potential buyer will be reassured about the condition of the home from the detailed inspection report.
A pre-inspected listing will also give you the ability to fix any problems and deal with any issues ahead of time, so there won’t be any surprises.
New construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder’s Customer Service Representative or Superintendent.
It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the builder depending on the builder’s policy.
The inspection should be scheduled at just a day or two before your final walk through with the builder. This will ensure that most, if not all, last minute details have been completed prior to your inspection. At the conclusion of the inspection a completed report will be distributed to your client.
Investor property inspections are performed prior to purchase as well as periodically during ownership.
Pre-purchase inspections are performed to identify defects prior to taking ownership to negotiate repairs or price adjustments which reflect the condition of the property.
Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant’s departure. Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership.
Inspections generally pay for themselves, sometime many times over, discovering present structural and safety defects, maintenance education to help avoid future problems, and tips at basic ways to keep the home in great condition for many years to come.
At the conclusion of the inspection you will be more educated about the home you’ve chosen to purchase or own. We want you to feel free to ask us any questions you have during the inspection process. We point out the visible problems we discover and explain the seriousness they represent at the time of inspection.
